USDA Guarantee Fees Explained

USDA loans carry two fees that replace the private mortgage insurance required on conventional loans and the mortgage insurance premium on FHA loans.

The upfront guarantee fee is 1% of the loan amount and is paid at closing or financed into the loan. On a $300,000 loan this equals $3,000. Because it can be rolled in, many borrowers pay nothing out of pocket for this fee.

The annual fee is 0.35% of the remaining loan balance, divided into monthly payments. On a $300,000 loan this starts at $87.50 per month and decreases each year as the balance drops. Compared to FHA annual MIP of 0.55% or conventional PMI of 0.5% to 1.5%, the USDA annual fee is among the lowest available for a zero-down loan.

How to Calculate Your Monthly Payment

A USDA monthly payment has three components: principal and interest, the annual guarantee fee divided by 12, and property taxes and homeowners insurance which are the same for any loan type.

Example: You purchase a $300,000 home in an eligible area with zero down. You finance the 1% upfront fee, making your loan balance $303,000. At a 6.25% interest rate over 30 years, your principal and interest payment is $1,866. Add the monthly guarantee fee of $88. Add estimated taxes and insurance of $350 per month. Your total monthly payment is approximately $2,304.

A conventional borrower putting 5% down on the same home would have a $285,000 loan plus PMI. At 6.75% their P&I is $1,849, PMI adds $178, and taxes and insurance add $350, for a total of $2,377 per month — while having spent $15,000 in down payment that the USDA borrower kept.
